4th of July Safety Tips for Property Managers
The 4th of July means a day at the pool, family barbecues, and fireworks. Unfortunately, it also means increased risks of injuries. Here are important safety tips for property managers to help keep residents and tenants safe this 4th of July.
Firework Safety
Fireworks are the number one cause of injuries on the 4th of July. In most cases, it makes sense to ban personal use fireworks at any type of property. This even goes as far as sparklers. While they might seem safe, they are the leading cause of firework related injuries. If you have banned fireworks at your property, consider arranging a free shuttle to a local fireworks display for residents.
If your property allows fireworks, make sure to distribute a community wide notice about firework safety. This includes simple things like disposing of used fireworks in buckets of water and never relighting fireworks. Property managers can use these guidelines from the Consumer Product Safety Commission to shape their fireworks policy. Additionally, property managers should make sure fire extinguishers are in working order and easily accessible.
Reinforce Pool Safety
At many multifamily properties, the community pool is a wildly popular place on the 4th of July. As a result, there is an increased risk for accidents. Here are a few quick ways to make the community pool safer this 4th of July:
- Make sure you’ve scheduled the appropriate number of lifeguards and staff
- Distribute a community wide email reinforcing the pool rules
- Make sure posted copies of pool rules are clear and in highly visible areas
- Do not allow the use of fireworks in or near the pool area
- Do not allow the use of BBQ grills in or near the pool area

Even for properties with community grills that do not allow residents to use their own grills, there are increased safety risks around the 4th of July. One of the main concerns is residents ignoring the established rules.
For communities that allow residents to use grills, they should send a reminder email about grill safety. Important grill safety tips include:
- Lit grills should be at least 15 feet from any structure
- Grills should never be used on or underneath balconies
- Grills should never be used indoors or on rooftops
- Lit coals should be properly disposed of after they are extinguished
Lastly, property managers should make sure any grill use at their community complies with building and fire codes.
